At Viking Realty, we all have slightly different marketing methods but these outline the marketing structure for me (Damion Flynn - Broker/Owner).

  • Put into MLS within 24 hours
    • This allows other real estate websites and sites such as WLOX.com and Realtor.com to show your listings. Listings may not show up for up to 24 hours after submitting because of larger site update times.
    • This also allows other agents to see your house and pull it up in search results within minutes of submitting.
  • Upload Pictures to MLS and independent sites
    • Many agents do not upload pictures with their listings until days or sometimes weeks later. Many buyers and buyer’s agents will not show a house that does not have a picture because they do not want to waste their time. Agents who do not put pictures up are generally either lazy or forgetful (they either do not want to take a picture or they forget to take a picture). If you get an agent who comes to a listing presentation without a camera, ask them why and see what they say :)
  • Create Just Listed flyers to distribute to other agents and potential buyers
  • Get property ready for CableOne Television advertising
    • Most agents using Television advertising are showing your property on a channel that very few people watch in order to keep their costs down. We pay more for premium channel advertising to make sure your house gets seen!
  • Internet Marketing
    • Prior to real estate, I was a computer consultant, specializing in Internet Business and Marketing as part of my daily routine. I know what it takes to get in front of buyers and stay in front of them.
    • Roughly 80% of home buyers are going online to search for homes - we make sure we get your home in front of potential buyers from the start often times, this can almost double your potential exposure to buyers that may be interested in your home.
    • Individualized pages for your new listing. We create a page for your house that will show potential buyers MUCH more features and a more personalized feel for your home than any MLS system could.

I do use other advertising/marketing venues as well but do not do them consistently so I do not list them. The Real Estate Weekly that comes in the Sunday paper (Sunherald) is one of my occasional advertising venues. I use it only occassionally because I get a much better response rate from Television and Internet Marketing. If you would like more exposure on a home, that can be worked out as well and I would be happy to discuss your home and needs with you but the plan I currently use allows me to sell your home quicker than most and with excellent negotiating skills, often times for more money and better terms than much of the competition.
